Retail Fit-Out Company in Dubai

A retail fit-out is the whole job: taking a unit from empty shell to a store that opens on the date it was promised. Design, joinery, fixtures, finishes, lighting, signage and installation — coordinated so the pieces arrive in the right order and the handover is not a negotiation.

We have delivered retail fit-outs for luxury brands across Dubai and the GCC for over 50 years, manufacturing in our own facilities rather than sourcing from a chain of suppliers.

What a retail fit-out includes

Design development and technical drawings; landlord and authority approvals, prepared and submitted by us; joinery and millwork; retail fixtures and store fittings including wall systems, display units, cash desks and fitting rooms; finishes in paint, laminate, metal and stone; lighting and electrical; signage and graphics; window displays in place for opening; and installation, snagging and handover.

Turnkey delivery

Turnkey means one contract and one point of accountability. Rather than appointing a joinery supplier, a signage supplier, a lighting contractor and a project manager to hold them together, we take the scope as a whole.

The difference shows up in the last two weeks of a project, when everything arrives at once. When four suppliers converge on a unit with four schedules, the store opens late. When the fixtures, the signage and the window scheme were built in the same facility to the same programme, they arrive in sequence.

In-house manufacturing

The reason we can commit to a fit-out programme is that most of it is made by us: carpentry and joinery, CNC cutting, laser cutting, waterjet cutting, metal fabrication, spray and artistic painting, fiberglass and styrofoam sculpting, digital printing, electrical and lighting assembly, 3D printing and installation. Production facilities in Dubai, Doha and Riyadh, plus an office in London.

How a retail fit-out runs

Brief and site survey. Unit dimensions, services, access, floor loading and landlord or mall constraints.

Design development. Brand concept into technical drawings, with every fixture, finish and detail specified for approval.

Approvals. We prepare and submit the landlord and authority approval packages ourselves. Retail fit-out in Dubai lives or dies on approvals, and a rejected submission in week two costs more than any other delay. Handling them in-house means the drawings being approved are the drawings we build from.

Programme. A schedule working back from the opening date, sequencing manufacture, delivery, installation and snagging.

Manufacture. Production in our facilities, with samples and finish approvals before full production where the finish is critical.

Site works and installation. Our own installation teams, working to mall access hours including overnight.

Handover. Walk-through, snag list, rectification, and the store opens.

Retail fit-out for luxury brands

Luxury retail sets a different standard from general commercial fit-out. A visible fixing, a misaligned reveal or a paint finish half a tone out is a rejection, not a snag. Most of our work is for brands operating at that level and our tolerances are set accordingly. It also means working inside operating malls without disrupting neighbouring tenants.

Multi-store and regional rollouts

For a brand opening several stores across the region, the risk is drift — each market’s local contractor interpreting the standard slightly differently until store eight does not resemble store one. Manufacturing centrally across our Dubai, Doha and Riyadh facilities keeps a fleet consistent: the same drawings, machines and finishes for every unit.

How long does a retail fit-out take?

Most fit-outs run 3 to 4 weeks on site from approved drawings and permits, though it depends on the size of the unit, the scope of works and the mall’s access conditions. Approvals sit ahead of that window, and we will give you a realistic programme at the point of survey.
